The Rise of the Haute Hotel

You might say that Susan Lorin dresses for comfort when she’s traveling. in fact, the New York City attorney herself puts it more bluntly: “I look like a bag lady.” on a recent trip to Scotland, though, Lorin found herself in the unusual position of fretting over her vacation attire. (“I really was nervous about it,” she says.) Why the sartorial angst? She was checking into the Hotel Missoni, a posh property that’s part of the Italian fashion brand.

Pack your bags, label snobs. in one of the little-noticed but quirkier travel trends of recent years, brands best known for sequin gowns and logo-bedecked handbags are slapping their names on the marquees of high-end hotels across the globe. For the clotheshorse, there are the haute couture hideouts, like Palazzo Versace (Gold Coast, Australia, and Dubai, United Arab Emirates) and Armani Hotels (Milan and, yes, Dubai). Prefer bling? Bulgari Hotels and Resorts cater to vacationing jewelry fiends in London and other hot spots. the trend has taken a new turn lately, with brands outside the world of fashion also trying on the hotelier hat. French crystal maker Baccarat says it’s planning a property in New York City, while the first Nobu Hotel is slated to open in Las Vegas this fall — no word yet on whether the sushi impresario will be replacing the pillow mints with yellowtail sashimi.

There’s a simple reason some of the world’s snootiest companies are getting into the business of changing sheets and making wake-up calls: the economy. when the hospitality industry is booming, say experts, new brands tend to spring up, hoping to cater to an untapped niche. still, standing out from the crowd has gotten tougher: Since 2005, 27 new hotel brands have been announced, according to industry research firm Lodging Econometrics, which now tracks a whopping 250 brands in the U.S. (not including casino hotels). Some say that teaming up with a luxury company can provide a rare competitive edge to both sides. the brand that puts its name on the stationary gets to expand its reach, says Robert Mandelbaum, a director at PFK Hospitality Research, while its lodging-company partner gets a fresh tool to tempt luxury travelers.

Of course, even though companies are celebrating these new “synergies,” travelers may get less of a thrill mixing shopping and sleeping. To begin with, it isn’t always clear who’s in charge. in fact, most designer hotels are actually run by an owner or hospitality firm rather than the famous name. but while that might be reassuring (after all, what does a necklace designer know about running a hotel?), vacationers often find that the big names don’t always offer all the usual lodging-company perks, like loyalty points or treats for frequent travelers. And fashion obsessives, for their part, could be disappointed to discover that while design houses update their look every season, hotels get a makeover more like once every five years or so — if they’re lucky.

Lodging for Labels

The roots of today’s designer hotel boom can be traced back to a strip of Queensland, Australia, waterfront, where the opulent Palazzo Versace (with rooms starting at around $400) opened in late 2000. the idea for the hotel was — surprise! — the result of a shopping spree, says general manager Russell Durnell. after a long day at the mall, it occurred to the 24-year-old son of the property developer that Versace is one of the few designer brands that makes furniture, linens, glassware, cutlery and more — in short, everything you need to outfit a hotel. Development firm Sunland Group approached the designer and the pair struck a deal: Sunland would own and operate the hotel, while Versace would sign off on the design and get an on-site shop that carries its regular goods, as well as a special line of Palazzo Versace branded products. in addition, Durnell says, the hotel tries to provide guests with a taste of “the Versace lifestyle.” One recent offering: an Italian-style picnic outing on the hotel’s custom-made Vespas.

Today, the famous-name-hotel movement is spreading to more specialty brands. Baccarat recently announced a partnership with Starwood Capital Group to open a Baccarat Hotel in New York City in 2014. Launching a hotel — and packing it with the company’s products, a store and a Baccarat-branded spa, bar and restaurant — will let consumers “spend more time with the brand,” says Baccarat CEO Markus Lampe. he also hopes that it might change the company’s stuffy image. “Many people might know Baccarat as a historical brand and might even think it’s old-fashioned,” says Lampe. the hotel, he says, will be full of the company’s modern glassware, chandeliers and more. “Guests will see the brand from a different perspective,” he says.

Jacey Duprie wasn’t so sure she wanted to check in to an exercise in 24-hour-a-day branding. indeed, the Los Angeles fashion blogger says she wouldn’t have honeymooned at the Bulgari Resort in Bali were it not for the recommendation of a local friend. but to her surprise, the hotel didn’t scream “designer.” “The towels didn’t have big Bulgari logos all over them, Ed Hardy style,” she says. So while Duprie says she never set foot in the hotel’s jewelry boutique, she was impressed with the Bulgari’s food, service — including a personal butler — and luxurious private villas. “The bathroom was bigger than our condo,” she says.

Of course, fashion is a fickle business. And some of the hotels that have aligned themselves with luxury brands are discovering that even though it’s great to ride a big name’s coattails when it’s hot, that relationship can be a drag when the cool kids have moved on. “Brands wane and have their moments in the sun,” says the Palazzo Versace’s Durnell, who admits that Versace is no longer the powerhouse it was in the late ’90s. Hotels have experimented with different strategies to stay relevant. Some stick to only the brand’s most classic looks (think Armani minimalism or the iconic Missoni chevron print) to avoid seeming dated. when all else fails, they can always wait for the first rule in fashion to kick in: Everything old is eventually new again. the latest Versace collections are “quite retro,” says Durnell: “We’re back at the height of fashion!”

For travelers, the hotels can offer more-mundane problems. Frequent travelers who live and die by brand-loyalty points may be irked to see that even properties that are part of large hospitality companies, like the Hotel Missoni (owned by Radisson’s parent firm) and Bulgari Hotels & Resorts (Marriott International), do not permit travelers to earn or redeem loyalty points. Missoni says it plans to change this policy soon, while Bulgari responds that Marriott’s role in the joint venture is to provide service and operational expertise, not to share reward programs.

In some cases, guests say the designer’s influence may be a bit over the top. James Rooney, a London hospitality consultant, says that when he checked into the Armani Hotel in Dubai, the usual two-minute room tour (during which a staffer typically explains how the remote works and where to find the hair dryer) turned into a 15-minute slog, with the employee pointing out everything that had any connection with the designer — “even down to the coffee packets with the Armani logo.” the whole room, he says, seemed laid out to match the designer’s aesthetic, rather than a traveler’s needs, with impractically low lighting, a tiny closet and few places to put belongings. (A hotel spokesperson says the room design “reiterates mr. Armani’s vision,” adding that most guests “take great interest in knowing the features that the fashion maestro has created.”) the one-night stay was enough to convince Rooney that the marriage of hotels and luxury brands still has a ways to go. “The image outweighs the guest,” he says.

After living with your parents your whole life, moving out and getting a place to yourself can take some major adjusting. here are a few tips to help you adapt to the new environment.

When you’re first moving away from home, familiarity is one of the best things you can have. Find some cheap frames and group your pictures close together, like the wall space above your desk. It’ll make you more comfortable.

As weird and random as they are, extra-long twin sheets are what fit your bed. You can find them at most major big box stores, along with cool, cheap, colorful tables, lamps and rugs — rugs and curtains really pull a room together and bright colors will liven up the bland spaces. If you’re a guy … remember that Keystone boxes and beer cans don’t count as decoration.

Here are some items you may want to bring:

• Everything the university has ever sent to you. Start a file of important papers, receipts and other correspondence.

• Bedspread/comforter/sheets sizes are Twin Extra Long

• Cables to connect your computer (Cat5 or Ethernet cable) as well as a TV cable

• Hangers

• Iron/mini-ironing board

• Laundry basket and detergent

• Mattress pad

• Microwave (check with roommate to avoid duplication)

• Mini-refrigerator

• Pillows

• Power Strip (multi-outlet with built in surge-protector)

• Rug

• Trashcan

And here are some items you should leave at home:

NMSU and Target have partnered for a Dorm Room Shopping event on Aug. 21. Students will be bused from campus to Target and back for a students-only shopping event from 10 p.m. to 12:30 a.m.

Be a good roommate

1. Don’t borrow anything. If it accidentally gets ruined or stained, it’s your responsibility. it may also make put strain on your relationship.

2. Respect certain times, such as late at night and early in the morning.

3. Establish grounds. If your roommate is in a steady relationship but you aren’t comfortable around him/her, don’t be afraid to say something. It’s your room, too. You should never feel like you can’t go home.

4. Identify common uses. Toilet paper, milk, coffee … switch off buying them so nobody feels like they’re being taken advantage of.

5. Learn to adapt. If you’re living in an actual single room dorm with someone, your schedule and privacy are going to change. Get used to the idea of this change.

Declutter the closet

When you live in a dorm room or close quarters, you’ll want to be as organized as possible. One organization tip is to keep your closet clean. when packing for college, or even if you’re already moved in to your dorm room, be critical of what you have in your closet. An editor for about.com suggests asking the following about every item in your closet:

1. Do I love it?

2. Do I wear it?

3. does it project the image I want to project?

Closet space is limited so don’t waste your prime real estate on something you’re not crazy about.

Gotta keep ‘em separated

Just park it

If you don’t have a permit — and are parked somewhere other than the free lots or a parking meter — you’re guaranteed a ticket. Parking Department employees patrol the campus on golf carts between 8 a.m. and 4:30 p.m. Monday through Friday. they will find your illegally parked car, no matter how sneaky you think you are.

Annual parking permits for a commuter student or campus resident cost $50. a motorcycle permit is $22. Get a parking permit online at nmsuparking.com/permit2.html or at the Parking Department, 1400 E. University Ave. (corner of Jordan Street) in the southwest corner of the NMSU Auxiliary Services building, open from 8 a.m. to 4:30 p.m. Monday-Friday.

There is still free parking available at NMSU in the free lots, which are color-coded brown on the parking map. Parking at parking meters on campus does not require a permit either, as long as the appropriate meter fee is paid while the vehicle is parked.

To park in other areas on campus will require a parking permit. NMSU offers two main types of permits. The first is a permanent-adhesive permit that affixes to a single car and is destroyed when removed, and a moveable permit that adheres to the windshield through static and can be moved from one car to another any time the driver switches vehicles. both permit types are the same cost.

Aggie Transit

The Aggie Transit system offers three routes designed to place students within a short 10-minute walk, of anywhere on campus. It’s free for students. The routes are designed so wait times are almost never more than 10 minutes.

Routes 1 (Green) and 2 (Maroon) offer rides to the main campus from the parking lot east of the Pan American Center. Route 3 (Blue) travels around Doña Ana Community College and Student Family Housing.

Free ride

Students can ride free on the city’s RoadRUNNER bus system this academic year as part of a test on usage rates. Students can just show their ID and ride free anywhere the bus goes. at the end of the year, the city will analyze rider data and determine how much to charge students in future years.

Ride a bike

Live close to the university or on campus, and you’ll save on transportation costs. Save even more by riding your bike. Not only will this save on the cost of gas but no parking permit is required. Furthermore, you don’t have to battle for parking spaces daily. Finding a convenient parking space is next to impossible and, depending on the time of day, requires a lot of scouting.

Besides the monetary and potential time-saving benefits, commuting on a bike has other positives, like getting a cardiovascular workout without having to put in extra time at the gym. Download an app such as Endomondo or run Keeper to track how many calories you burn on each ride.

If you don’t already have a bike, you can get one at Ride On Sports, 525 S. Telshor Blvd., Outdoor Adventures, 1424 Missouri Ave., and at many major department stores such as Walmart or Target.

To deter bicycle theft, have a strong lock and use it properly. a good quality “U” shaped lock tends to be the most effective. also, park your bike in open areas with a lot of foot traffic.

You should also register your bicycle with the NMSU police department. The free service for students, staff and faculty will gather all information about your bicycle — including make, model, color and serial number — to be stored and used for a police report in the event that your two wheels are stolen.

In the UK, a judge recently ruled that urinating in public is not a public nuisance if nobody sees it, which seems not only reasonable, but pretty cool. What we should be practicing is pee respect. In April Forbes released its annual list of the most expensive homes for sale in America. Less than four months later, that rundown has changed dramatically. Listings like the One57 penthouses and the new York Ritz Carlton penthouse have already found billionaire buyers, only to be replaced with new inventory like the $125 million Versace Mansion, the $92 million Martha’s Vineyard compound, and the $100 million CitySpire penthouse. Well, add another one to the list: a $65 million mansion in California’s Laguna Beach.

The oceanfront mansion is Orange County’s new most expensive home for sale. but you won’t find this pricey property in the Multiple Listing Service or even on the website of the listing agent, Rod Daley of Coldwell Banker Previews International.  It’s being quietly shopped as an exclusive listing without the help of the MLS–  an increasingly common practice in luxury real estate circles to better ensure the privacy of sellers and prospective billionaire buyers.

“The home is priced based on several sales of smaller homes on much smaller lots within 1000 yards of this site,” says Daley. “Those sales were just under $40,000,000 and are dwarfed by the size of this lot and home.”

The opulent abode is located in North Laguna Beach’s exclusive Irvine Cove community, tucked behind gates. It is the largest available parcel of land in both Irvine Cove and nearby Emerald Cove, North Laguna’s other luxury neighborhood, according to the Orange County Register. After purchasing the parcel from the Irvine family (for which Irvine, Calif. is named) in 2002, the current owner spent a staggering eight years constructing a 18,000-square foot custom dream home.

The result is a Neoclassical palazzo with four bedrooms, nine bathrooms, two formal powder rooms, a commercial kitchen and two separate offices. the master suite boasts his-and-hers bathrooms and closets, an oceanfront loggia, and an imported French fireplace. the female master closet even has a subterranean level accessible by elevator for extra storage. Other amenities include a wine cellar with tasting room, a ping pong room, a home theater with adjoining full bar, a gym with massage rooms, and a six-car garage with hydraulic lift. the terrazzo floors were inspired by the Getty Villa, a Pacific Palisades museum built by late oil baron J. Daley believes the buyer will ultimately be someone in need of a palace fit for parties: “The prospective buyer will probably be someone who appreciates the appeal and charm of gated Irvine Cove.  He or she will want a home on a grand scale with ample space for lavish entertaining.”

At $65 million, the estate, located on Riviera Drive, is Orange County’s most expensive listing. By comparison, the second most expensive home publicly listed for sale is a mere $35 million, in Newport Coast. Earlier this year, another Newport Coast manse headed to bankruptcy auction after failing to find a buyer willing to pay $37 million. that property had debuted on the sale block with a $57 million price tag in 2010.
